n Marlborough, Massachusetts, The Procopio Companies has reached a major milestone at 57 Main, a six-story multifamily and mixed-use development in the city's downtown area. The topping-off of construction marks the completion of the building's structural framework, with an expected opening in April 2026.
Located on Main Street, the podium-style development features a two-story parking structure topped by four floors of wood-framed residential units. In addition to nearly 100 apartments, the project includes 3,220 square feet of retail space and a landscaped courtyard facing Union Park. This will provide community amenities and street-level activation.
"This project reflects our commitment to providing high-quality housing in thriving employment areas like Marlborough," said Will Nuccio, Development Project Manager at Procopio. "57 Main addresses the demand for modern housing outside of Greater Boston."
Designed by The Architectural Team and managed by Angus Construction, 57 Main is part of Marlborough's revitalization efforts, driven by its proximity to I-495 and a large concentration of office, lab, industrial, and flex space. The area has become one of Massachusetts' largest and fastest-growing employment corridors outside of Boston.
Construction will continue through the coming months, with leasing expected to begin ahead of the targeted spring 2026 completion date.
