adom Capital and MetroNational are teaming up to transform a 35,000-square-foot warehouse in Memorial City into a mixed-use hub called Greenside. The project, designed by Michael Hsu Office of Architecture, will feature a 1-acre park with jogging trails and pedestrian paths connecting to nearby retail spaces. Fifteen small retail spaces will be available for lease, focusing on first-to-market tenants like wellness, beauty, and service-oriented businesses.
Construction is set to start next spring, with an opening planned for 2026. This collaboration marks the first joint project between Radom Capital and MetroNational, a developer behind Memorial City. Barton Kelly of Radom Capital will oversee leasing for Greenside. The development will also include office space, although details on this component have not been disclosed.
Radom Capital has experience with adaptive reuse projects in Houston, including partnerships with other developers. This project is part of the company's efforts to revitalize underutilized properties and create vibrant community spaces.
