an Diego is becoming a magnet for homebuyers, according to Redfin’s latest housing data. Search trends reveal that more people are looking to move into the city than out of it, with Los Angeles, Raleigh (North Carolina), San Francisco, Washington D.C., and Boston topping the list of cities from which residents are relocating to San Diego.

    Redfin’s Chief Economist, Daryl Fairweather, cites affordability as the chief driver. “People are drawn to San Diego’s sunshine and beaches, and it’s still a bit cheaper than Los Angeles,” she says. Nationwide, 2 % of homebuyers are targeting San Diego, and 74 % of San Diego buyers searched to stay while only 26 % looked to leave. Fairweather predicts a migration uptick when mortgage rates drop.

    The city’s median home price sits at $930,000—substantially lower than Los Angeles’ $1 million-plus average. Homes typically receive three offers and sell about 1 % below listing in roughly 40 days, a slight slowdown from last year’s 28‑day average. San Diego’s diverse price points and growing biomedical sector make it attractive, especially to those from Raleigh, whose job market and mild winters mirror San Diego’s climate.

    San Diego’s cost of living is 46 % above the national average, yet many buyers value the relaxed lifestyle, outdoor recreation, and robust employment opportunities. The pandemic’s shift toward remote work has amplified this trend, allowing people to choose locations based on quality of life rather than proximity to an office.

    When San Diego residents do move, they often head to more affordable cities such as Portland, Nashville, or Las Vegas. Conversely, Boise, Idaho, and Hilo, Hawaii, rank among the top five destinations for San Diego movers.

    Redfin’s data underscores a clear pattern: San Diego is increasingly seen as a desirable destination for those seeking a blend of affordability, climate, and career prospects, even as the city’s real‑estate market remains competitive.
