Redfin to Implement Listings Enforcement Policy in Fall

Redfin to ban off-MLS listings in July, following Zillow's similar move.

he real estate industry is bracing for changes as Zillow and Redfin announce plans to ban listings that are publicly marketed but not shared on the Multiple Listing Service (MLS). This move comes after NAR's delayed listings add-on to the Clear Cooperation policy, which MLSs must implement by September 30. Redfin will start enforcing its ban in September, while Zillow will begin blocking non-compliant listings from June 30.

    Redfin CEO Glenn Kelman explained that the company wants all buyers to see all listings, and therefore won't publish publicly marketed listings unless they're shared with all real estate websites via the MLS. Zillow will notify agents about out-of-compliance listings on May 28, and starting June 30, any agent's third non-compliant listing will be blocked from Zillow and Trulia for the life of the listing agreement.

    Industry reactions vary, with eXp and others supporting Zillow's decision, while Homes.com plans to boost listings that won't be displayed by Zillow. A recent survey of MLS and Realtor association leaders shows concerns about NAR's handling of the delayed marketing option, with 54% disapproving of the move and some expressing frustration over "rushed, vague" communications from NAR.
