Cumberland has one of the lowest days on the market rates in the state, with listings staying up for an average of 26 days.
The report defines "hot" ZIP codes as areas with high demand from buyers, measured by unique viewers per property, and fast-selling homes, indicating limited supply. In January to June, Cumberland had 3.6 unique viewers per property, a significant number compared to the US average.
Cumberland's median listing price was $534,000 between January and June, higher than the state-wide median of $520,000 in June. The report notes that seven of the top 10 ZIP codes had median listing prices above the national average, yet six were more affordable than their surrounding metro areas.

On a per-capita basis, Cumberland had 80 single-family home sales per 100,000 people in June, lower than Warwick and Cranston but higher than Providence and Pawtucket. The median price in Cumberland was $600,000 in June, significantly higher than the state-wide median.
