prominent Dallas real estate firm has acquired a large office campus in Richardson. Provident Realty Advisors purchased the Lakeside Campus, an 807,354-square-foot Class A office space located at 2201 and 2221 Lakeside Blvd. The property was recently renovated and is anchored by RealPage, a leading real estate software firm.
The sale comes after the previous owners, Lakeside Campus Partners LLC., struggled to make loan payments. PNC Bank took the group to court in December 2023, alleging non-payment of monthly installments. Trigild was appointed to manage the property and facilitated the sale.
Representatives for Newmark, which represented Trigild in the transaction, declined to disclose the purchase price. However, Dallas County records show Provident Realty obtained a $20.4 million loan for the property. The Lakeside Campus is currently 69% leased and features a 16-story office tower, a four-story building, and structured parking on an 18-acre site.
Since its renovation in 2015, over $13 million has been invested in property enhancements. The high-profile properties were originally built in the late 1980s and early 1990s for Northern Telecom. Provident Realty Advisors sees the Lakeside Campus as a prime example of ongoing demand for high-quality office spaces in the Dallas metro area, with potential for steady cash flow and future growth opportunities.
