ostudios, a fitness concept from Amsterdam, is setting up its first US location at Savanna's 799 Broadway in Manhattan. The 9,000 square-foot studio will feature a spin room and Pilates area, with founder Rogier Van Duyn describing it as a "sanctuary" for the community to connect and thrive through movement.
The lease, which spans 10 years, is expected to open in Q2 2026. The building, a 12-story mixed-use property that opened in 2022, has already attracted office tenants like Wellington and Bain, with 79% of its office space leased out.
Ground-floor retail rents at the building are $200 per square foot, and Cushman & Wakefield's Steven Soutendijk and Patrick O'Rourke brokered the Rostudios deal. Meanwhile, Fisher Brothers is nearing full occupancy at 299 Park Ave., with over 35,000 square feet of pre-built space leased out to tenants like One William Street Capital Management and Tailwind Management.
The pre-built spaces will offer exclusive access to a private lounge and gym, and landlord partner Winston Fisher sees the leases as a sign that top tenants continue to prioritize well-located trophy assets. Recent capital improvements at 299 Park Ave., including a redesigned lobby and exterior facade, have added $20 million in value to the property.
