county‑approved schematic places the north side on the left, showing residential zones of higher density near Hull Street Road and two commercial pad sites. The most active builder in the area, NVR (parent of Ryan Homes), has submitted plans for Suncrest—a 950‑unit development on 150 acres north of Hull Street Road, just west of Courthouse Road. The project will feature commercial pads on Hull Street and extend north along an expanded Suncrest Drive, offering a mix of housing that tapers from condominiums and townhomes near Hull to detached single‑family homes near Falling Creek.
NVR seeks to rezone the land to the county’s Transitional Residential district, which permits single‑family homes and low‑rise multifamily structures. Sample elevations in the proposal show two‑story houses with front‑ and rear‑loading garages, three‑story townhomes, and four‑story condos. The largely wooded site borders wetlands and lies within the Rockwood Special Focus Area, designated in 2021 as a growth corridor.
Other developers are active in the focus area: Stanley Martin Homes is converting the Rockwood Square shopping center and Golf Park into 322 condos and townhomes, while local builder StyleCraft Homes has received approval for 260 townhomes near Oxbridge Square Shopping Center.
Suncrest comprises 21 parcels, most owned by a trust for Wavel J. Lunsford; one parcel is held by an LLC linked to Main Street Homes, which is not otherwise involved. The parcels are assessed at over $7 million. NVR’s submission does not disclose whether the developer has secured the land.
The proposal lists 950 dwelling units, with the mix of condos, townhomes, and detached homes to be finalized during review. Access will be via Suncrest Drive and a new entrance from Hull Street. Engineering firm Koontz Bryant Johnson Williams envisions most homes on the west side of Suncrest, with a strip of townhomes on the east. Additional conditions call for road improvements on Hull Street, a new sidewalk in front of the commercial pads, and a minimum 10‑foot buffer from the Genito Woods community.
Three‑story townhomes will occupy the central portion, bridging the higher‑density condos and lower‑density detached homes. NVR is collaborating with Balzer & Associates; the project is under review and has not yet been scheduled for a planning commission meeting. A final vote by county supervisors, following public hearings, will determine the rezoning outcome.
This Suncrest proposal follows a recent request for a 1,300‑home development on 400 acres, including Swift Creek Berry Farm on Genito Road, filed by East West Communities and Catalyst Development Co. Suncrest is also located just east of the former Genito Cinema 9 site at 11,000 Hull Street Road, where D.R. Horton had withdrawn a 111‑unit townhome project.
