an Antonio home prices have taken a dip, offering potential buyers an opportunity to enter the market. According to the San Antonio Board of REALTORS (SABOR), the median home price fell to $304,000 in April 2024, while the average price dropped to $365,738.
Compared to previous years, April's numbers show a decline in prices but an increase in available homes. New listings rose by 6% year-over-year to 5,114, and active listings increased by 19% to 15,178. However, pending sales decreased by 13% to 2,797 as buyers exercise caution amid market shifts.
SABOR's Chair of the Board, Reagan Williamson, notes that April's numbers indicate a softening in prices but a strong increase in available homes. This means buyers have more negotiating power, while sellers need to be strategic about pricing and presentation to stand out.
Homes sold for 93.3% of their original listing price, suggesting some room for negotiation. Additionally, the cost per square foot decreased by 3% year-over-year to $174.
