nstitutional investors snapped up nearly 9.5% of homes sold in the San Antonio metro area last year, a decline from 2023, according to ATTOM's latest report. This trend is part of a broader national shift, as institutional investors have scaled back purchases over the past three years due to plummeting housing affordability.

    Investors typically seek areas with strong population and job growth, solid rental yields, landlord-friendly regulations, and long-term appreciation potential. Despite their reduced activity, they remain drawn to southern states like Texas, where San Antonio's investor share outpaces the state average.

    In 2024, institutional investors bought 8.2% of homes sold in Texas, down from 9.6% in 2023. In San Antonio, the investor share dropped by 1.6 percentage points, falling to 11.1% in 2023 but still above the national average of 6.3%.
