Senior Living in Texas City: A Margaritaville Community in Decline

he potential development of a Margaritaville-themed community in Texas City, spearheaded by Minto Communities USA, may face challenges due to zoning disputes and branding disagreements. The proposed site, known as the Kohfeldt tract, spans 1,300 acres previously used for oil drilling. Despite its prime location near Moses Bayou, previous development attempts were hindered by oil well cleanup issues.

    Minto's plans for Latitude included 3,500 homes designed for residents aged 55 and older. However, tensions arose over zoning, fencing locations, and even the development's name. Minto preferred to name the project "Latitude Margaritaville Galveston Bay," which conflicted with the city's desire to include Texas City in the branding.

    Texas City has non-negotiable regulations that all developers must adhere to, according to Mayor Dedrick Johnson. After Minto presented a revised proposal, the city's engineering and planning department is currently reviewing it. However, City Engineer Kim Golden stated that she has yet to see any significant differences from previous proposals.

    If an agreement cannot be reached, Minto may need to consider alternative locations for their community development. Despite the uncertainty, officials in Texas City remain optimistic about the potential of the Kohfeldt tract, regardless of who develops it.

    Minto has successfully developed similar Margaritaville communities in other areas, including Florida and South Carolina. In the Houston area, they chose the location for its favorable climate and proximity to key amenities. Additionally, other Margaritaville developments are underway in the region, including a resort on Galveston’s East Beach and an RV resort rebranded as Texas’ first Camp Margaritaville in 2022.
