RS Real Estate Partners has finalized the $7.5 million sale of a newly constructed Wawa property at 598 Cedar Swamp Road in Jackson Township, NJ. The ground lease transaction was facilitated by SRS Capital Markets' Patrick Nutt and William Wamble, who represented the seller, an East Coast-based preferred Wawa developer.
The buyer is a New Jersey-based private investor, marking the 138th Wawa sale nationwide for lead broker Patrick Nutt. The 4,736-square-foot property sits on 1.94 acres at a signalized intersection near Interstate 195, featuring a brand-new 20-year corporate-guaranteed lease with zero landlord responsibilities.
"This Wawa offered long-term passive income in a high-growth corridor," said William Wamble, Executive Vice President & Principal with SRS Capital Markets. "It's a testament to the demand for top-tier net lease assets." The property was sold off-market after the buyer failed to secure another Wawa through SRS.
The site is part of a mixed-use development with a liquor store and proposed retail space, offering hard-corner frontage, convenient access, and strong visibility. The nearby Gardens at Jackson multifamily community will provide a built-in customer base for the tenant.
