21‑acre parcel east of Rocketts Landing, fronting Route 5 and the Virginia Capital Trail, was sold last week for $2.5 million to a company linked to Cleveland‑based DiGeronimo Cos., according to Henrico County records. The site, which also includes 503‑890 Bickerstaff Road, formerly housed Virginia Department of Transportation operations and contains two vacant warehouses totaling roughly 25,000 sq ft, fenced paved and grassy areas, and a former VDOT warehouse on the northern edge. The property had lingered on the market for years until the September 29 sale, handled by JLL agents Jimmy Appich, John Simmons and Creighton Armstrong, with DiGeronimo represented by Commonwealth Commercial’s Ben Bruni and Michael Mayhew. Henrico assessed the land at $1.5 million; it is zoned industrial and marketed as an “infill industrial or outdoor storage opportunity.” FEMA data places the entire site within a 100‑ or 500‑year floodplain. No development plans have been filed, and DiGeronimo has not responded to inquiries. The firm, which develops mixed‑use, industrial, retail and student housing and operates its own contracting, remediation and demolition teams, mainly works in northeast Ohio and was recently named to the Cleveland Browns’ new stadium development team.
Adjacent to the sold parcel is a plot earmarked for the Fulton Yard project by North Carolina developer Zimmer Development Co. The phased plan calls for over 500 apartments and 100,000 sq ft of commercial space. Zimmer received county approval in 2019, bought the land in 2020, but construction has not yet started; the managing partner, Landon Zimmer, said the project is “looking to begin construction in the near future.”
