he long-stalled Midway Crossing development in Ronkonkoma, Suffolk County, has finally hit a roadblock. The county has terminated its deal with JLL as master developer of the $2.8 billion project, citing lack of progress on hiring and financing. This move comes after years of delays and setbacks for the ambitious 179-acre project, which was initially projected to take 10-15 years to complete.
The county now plans to seek a new developer and proposals for the site, although no timeline has been set. JLL disputes the county's claims, insisting it fulfilled its obligations and had financing and partners lined up. The company's original plan included a convention center, hotel, health sciences facilities, and a new airport terminal.
The project has faced numerous challenges, including litigation from Islanders legend Pat LaFontaine over unpaid work and a lawsuit from Islip Town Board to reduce funding for the airport terminal. Despite optimism about the project's future, many are frustrated by the lack of progress after nearly a decade of work. "It's now been seven years and we're essentially at square one," said Kyle Strober, executive director of the Association for a Better Long Island.
