D&D and its partners are rethinking their luxury condo project in Surfside, Surf Row, with a smaller footprint and lower prices. The Miami-based developers, led by Diego and Alejandro Bonet, initially launched the eight-unit townhouse development in 2022 with units starting at $5 million and 3,500 square feet. However, as the market evolved, they decided to downsize, anticipating changing consumer habits post-pandemic.
The new Surf Row will feature one- to three-bedroom units ranging from 900 to 2,000 square feet, some with private rooftop terraces and plunge pools. Amenities include spa facilities, a rooftop pool, and coworking space. One Sotheby's International Realty is handling sales and marketing, with prices starting at $1.4 million and going up to $4 million.
Groundbreaking is set for summer 2025, with completion in 2026. The developers have partnered with Restoration Hardware to furnish common spaces and offer furnishing packages for individual units, priced between $50 and $80 per foot. Despite the price adjustments, the target buyer remains largely the same – Northeasterners looking to relocate or buy a second home in Miami.
The Surfside market is strong, with Four Seasons Residences at the Surf Club setting price records and Seaway at the Surf Club selling for over $100 million.
