outhwest Florida real estate experts are keeping a close eye on recent transactions to predict how hurricane-related damage will impact local property prices. According to Shelton Weeks, director of the Lucas Institute for Real Estate and Finance at Florida Gulf Coast University, price fluctuations will largely depend on location.

    Weeks points out that Charlotte County has been particularly hard hit by flooding in recent weeks, making buyers more aware of flood risks. A new state law requiring sellers to disclose any past flooding is also expected to influence the market. As Carla Nix, a Punta Gorda-based Realtor, notes, this increased transparency may have a lasting impact on property values and sales.
