Thrive Living breaks ground on pioneering US Costco development with rooftop residences

Thrive Living breaks ground on nation's first Costco-anchored apartment complex in Baldwin Hills.

hrive Living has started construction on a unique mixed-use development in Baldwin Hills, featuring the nation's first Costco Wholesale store integrated with apartments. Located at 5035 West Coliseum Street, the six-story building will combine a ground-level big-box store with 800 residential units. The project occupies 5 acres that previously housed View Park Community Hospital and had been vacant since 2021.

    The development is expected to be completed by early 2027, with 184 of the apartment units reserved for low-income households. Thrive Living finances its projects privately, without government subsidies like low-income housing tax credits. The project's financing details have not been disclosed.

    Designed by AO, the building will feature prefabricated modular units, inset balconies, and a multi-level underground garage. Amenities will include five courtyards, a rooftop pool, basketball courts, a playground, and a fitness area, as well as outdoor spaces for community events and classes. Thrive Living's parent company, Magnum Real Estate Group of New York, also owns the adjacent Baldwin Hills Shopping Center, which was purchased last year for $37.3 million.
