rlando's growth is more than just theme parks - its metro area is home to 2.8 million residents and welcomes over 1,000 new ones each week. Despite this expansion, the increasing number of homes for sale has created a balanced market for buyers. According to Rose Kemp, president of the Orlando Regional REALTOR Association, "We've watched our market settle over the last year, and we now have what we consider a 'balanced market' for the first time in many years."
Central Orlando's charm is a major draw, but limited land has led developers to explore surrounding suburbs. This shift has driven significant housing growth in areas like Sanford, St. Cloud, Winter Garden, Kissimmee, and Lake Nona.
Sanford, with its historic downtown area, offers a median home price of $322,700. Its population is around 65,000, and it's becoming a hotspot for dining, shopping, and live music.
St. Cloud, a small lakefront community, has a median home price of $359,000. With over 41,000 residents and growing, its high quality of life, available housing, and proximity to businesses make it an attractive option.
Winter Garden, with fewer than 50,000 residents, offers diverse housing options and excellent schools, making it ideal for families. Its median home price is $553,500.
Kissimmee's easy access to the Florida Turnpike makes it a selling point for commuters. With a lower cost of living than Central Orlando, its median home price is $305,000.
Lake Nona, a 17-square-mile planned community, has a median home price of $790,000. Its esteemed medical and educational institutions make it one of the most sought-after places to live.
