eague City is on the cusp of a significant commercial transformation, driven by developments within Johnson Development's 870-acre Tuscan Lakes community. A new retail and office complex is rising at East League City Parkway and South Egret Bay Boulevard, featuring Ashton Gray Development's Shops at Tuscan Lakes, a 15,000-square-foot retail center with several tenants already lined up, including iCryo and a donut shop. Roughly 5,000 square feet of space remain available for lease.
Adjacent to this development, MPS Energy Group is building the Office Park at Tuscan Lakes, an office complex spanning 6 acres with 11 buildings totaling 61,000 square feet. The units will range from 5,200 to 6,240 square feet and are expected to sell for around $400,000. Construction is set to begin late next year.
Bojangles is also opening a location in the area, a 3,300-square-foot store at League City Parkway and Egret Bay Boulevard, which is expected to open in November. Noble Merchant Properties is planning additional retail and office space across from the Office Park at Tuscan Lakes, further fueling growth around League City Parkway.
