Illinois City Tops US Housing Market Rankings, Zillow Reports

Midwest cities climb Zillow’s top housing markets, yet one Illinois community tops them all.

R
ockford, Illinois, topped Zillow’s 2025 list of the nation’s most sought‑after housing markets. Homes in the city typically sold within five days, and more than 60 % of page views came from buyers outside the local area. The city’s proximity—about 90 miles from Chicago—provides access to a major employment center while keeping housing costs lower than in a big city.

Zillow’s rankings were based on consumer demand indicators such as page‑view traffic, home‑price appreciation, and the speed of sales. The top ten markets were dominated by the Midwest, with six cities, one in Texas, one on the West Coast, and two in the Northeast. Affordability was a key factor: most of the markets offered homes under $350,000, giving buyers “more breathing room and less financial strain” while still offering job growth and urban amenities.

Besides Rockford, Springfield, Illinois, also appeared on the list, securing the ninth spot. The full roster of the most popular markets is:

    1. Rockford, Illinois

    2. Berkeley, California

    3. Albany, New York

    4. Dearborn, Michigan

    5. Toledo, Ohio

    6. Carmel, Indiana

    7. South Bend, Indiana

    8. Abilene, Texas
