condo at The Surrey has taken the top spot in Manhattan's luxury market, with Unit 14C securing a signed contract last week. Priced at $11 million, it was the most expensive home to land a deal between October 28 and November 3, according to Olshan Realty's weekly report. This unit is one of 26 properties in Manhattan asking $4 million or more that found buyers during this period.
The apartment, spanning 2,100 square feet with two bedrooms and two bathrooms, features a corner great room and a nearly 200-square-foot terrace. It's the latest Surrey residence to top Manhattan's weekly contract reports since sales launched earlier this fall. Douglas Elliman agents Lauren Muss and Michelle Griffith are leading sales at the building.
The Reuben Brothers' hotel-condo project includes 14 condos above the 100-room hotel, offering amenities like a fitness center, rooftop terrace, and private members' club Casa Tua. The Surrey Hotel itself was purchased by David and Simon Reuben for $150 million in 2020 after filing for bankruptcy.
Unit 3A at 137 Duane Street in Tribeca took second place with an asking price of just under $11 million. This prewar condo spans 5,500 square feet with three bedrooms, four bathrooms, and 14-foot ceilings. Clayton Orrigo of Compass' Hudson Advisory Team had the listing.
Of the 26 Manhattan homes priced at $4 million or more that found buyers, 21 were condos, four were co-ops, and one was a townhouse. The combined asking price was around $169 million, with an average price of $6.5 million and a median of $6.2 million. The typical home spent 680 days on the market and was discounted by 8 percent from its initial asking price.
