Greenville Gateway Takes Shape
The city of Greenville's Design Review Board gave its seal of approval to the final lighting and landscape designs for the $150 million mixed-use project at 250 N. Church St., known as Greenville Gateway. Developer NR Investments is leading the charge, with Johnston Design Group serving as architect.
Construction is expected to kick off this summer, following a permitting process that's set to begin in January. The project will feature a mix of commercial and residential spaces, including apartments and retail units.
Other notable projects making progress in the Upstate include:
* Cowpens' Potter Store Revitalization: Developer Andrew Babb is transforming the historic building into a multi-use space with nine apartments and 3,000 square feet of retail space. Construction began in December 2024 and is expected to wrap up within 14-16 months.
* Mosaic: Saint Capital LLC's mixed-use development in Greenville's West End is on track for a January 2026 groundbreaking. The project will feature three five-story buildings with a mix of commercial and residential spaces, including a grocery store and other retail tenants.
* Pinnacle Partnership Project: A former glass-faced office building is being converted into a full-service hotel with 146 rooms and suites, along with a restaurant and bar concept, and over 7,000 square feet of meeting space. The projected opening date is this summer.
* The Daniel Building: Renovations are underway to make the 25-story office building more pedestrian-friendly and attract new tenants. Construction began in the fourth quarter of 2024 and is expected to wrap up by the end of summer.
* Woven: Developers are awaiting permits from the city for a $90 million mixed-use development on 13 parcels of land along Pendleton Street. Construction is projected to begin early in 2025.
In other news, RealtyLink has broken ground on a warehouse project along Zimmerman Road in Spartanburg, which will feature two structures totaling about 230,000 square feet each. The $24.8 million project is expected to be completed by late 2025.
