evelopers The Chapman Group and Friedland Properties are exploring a massive project in Manhattan's "Automobile Row" that could bring thousands of new homes to the area. They're seeking to rezone land next to DeWitt Clinton Park, which would allow for two buildings with a combined 1,064 residential units. One tower at 629 West 54th Street would stand 42 stories tall and feature 617 units, along with commercial space for a car dealership. The other tower at 801 11th Avenue would be slightly shorter, with 447 units and 85,000 square feet of commercial space.
The development would span over 1 million square feet, including 940,000 square feet of residential space. While the price tag is unclear, the developers aim to complete construction by 2029. However, they'll need to navigate the city's rezoning process and secure special permits for potential land transfers from local piers.
The project would be a significant addition to Automobile Row, which has long been a hub for car dealerships in Manhattan. The area is home to high-end brands like Land Rover, Audi, and Lamborghini. The developers have partnered on another project on the Upper East Side, where they reached an agreement with Councilmember Julie Menin for a residential development with 487 units, including 30% affordable housing.
