Watertown Square Life Sciences Hub Lands Major Leases for Over 120,000 SF

he Davis Companies and Boston Development Group have secured lease agreements with life sciences firms LifeMine Therapeutics and a new biotech company, NewCo, at their purpose-built Class A life science building in Watertown, MA. The 225K square-foot facility, located in the heart of Watertown Square, will be home to over half of its leasable space.

    LifeMine, a biopharmaceutical company pioneering Top-Down Drug Discovery, will occupy the entire fourth floor (56,456 RSF), while NewCo, backed by elite life-science venture firms, will take up the third floor (61,189 square feet). Both companies are led by Greg Verdine, Ph.D., a renowned biotech pioneer and serial entrepreneur.

    The LEED Gold certified building features market-leading infrastructure, including a hotel-style lobby, rooftop gathering space with kitchen facilities, private outdoor terraces, and integral garage parking. Its prime location offers easy access to public transportation options, the Mass Pike, and Watertown's growing innovation hub.

    "66 Galen provides state-of-the-art lab space, superior amenities, and proximity to other major life science clusters," said Jon Needham, Senior Vice President at Davis. "We're confident that these tenants will thrive on our campus."

    The building boasts 14-plus-foot floor-to-floor heights, abundant indoor greenery, and curated landscaping. It's powered by rooftop solar panels and features energy-efficient lighting, air purification, and smart thermal control technology.

    The strategic decision to co-locate both companies is expected to foster innovation and accelerate the pace of discovery. The proximity to the Greater Boston life science cluster will also support talent recruitment efforts.
