avid MacNeil, the car‑mat mogul and CEO of WeatherTech, and his wife Melissa are putting their combined lake‑to‑ocean parcels in Manalapan on the market for $125 million. The 3‑acre site at 1120 South Ocean Blvd. was acquired in two separate deals last year: $55.5 million for 1.5 acres in May and $38.5 million for two adjacent acres in April. MacNeil called the first purchase a bargain and has previously noted that only Mar‑a‑Lago offers lake‑to‑ocean access. The listing follows the couple’s $75 million purchase of a ready‑to‑move‑in mansion in the same community.

    The lot is empty, with 342 feet of ocean frontage and the potential to build a 60,000‑square‑foot home, pending town approval. If sold, it would become the second‑largest property in Manalapan after Larry Ellison’s 22‑acre estate, which cost $173 million in 2022 and includes an 85,000‑square‑foot house, a 33‑bedroom art gallery, a bird sanctuary and a PGA‑level golf course.

    Manalapan sits 10 miles south of Palm Beach and 9 miles north of Delray Beach, and has become a magnet for billionaires seeking privacy, security and an ocean‑to‑lake lifestyle. Notable residents include Billy Joel, Tony Robbins, developer Joe Farrell and society figure Jean Shafiroff. The area offers secured beach access, private docks, and the convenience of a nearby private airport in Boca, useful when Air Force One causes delays at West Palm Beach.
