he Wenatchee real estate market is showing signs of momentum despite mortgage rates affecting home prices and demand. According to the Real Estate Snapshot by Pacific Appraisal Services, last month's total sales and property listings in the area exceeded those from the previous year. Home sales in May rose 12% compared to May 2024, with a 7% increase in year-to-date sales and a 28% surge in listings. The average sales price for the first five months of this year is $550,500, a 3% drop from last year's figure, but the median sales price has risen by 1% to $499,900. There is currently a six-month supply of homes under $300,000 and three months' worth in the median sales price range.
