The study examined thousands of zip codes, weighing factors like days on market, price‑to‑list ratios, and inventory levels. Historically, the market had been hot, with many sellers fetching prices above the listing. In most regions, homes now linger longer and sell below asking, but in Newark and New Brunswick sellers still secure above‑asking prices, creating a true seller’s market. These two towns rank among just five U.S. locales where sellers outnumber buyers; the other three in the top‑five are Minneapolis, Minnesota; Montgomery County, Pennsylvania; and Nassau County, New York.
While the broader market has cooled, the continued strength of Newark and New Brunswick offers a bright spot for homeowners looking to sell.
