wo separate projects, one by Nicholas Lettire and the other by Michael Gontar, have received preliminary approval for tax breaks from the Yonkers Industrial Development Agency. The developments will bring new mixed-use buildings to Broadway, with a total of 185 apartments across three sites.
Urban Builders Collaborative, led by Lettire, plans a $159 million project featuring studios to three-bedroom apartments, generating 300 construction jobs and expected to begin in December 2025. They are requesting tax exemptions totaling $6.4 million. Gontar Management's project will offer market-rate and affordable units with street-level retail along South Broadway.
Gontar Management has a history of building affordable housing, owning over 16 properties in Westchester County. The two projects follow a surge in multifamily building in certain Westchester cities, with annual permits growing sixfold between 2014 and 2022 to 3,000. In 2019, the Yonkers Industrial Development Fund provided incentives for nearly a dozen projects, totaling $850 million in private investment and projected to create over 2,000 residential units and 1,900 jobs.
