Zillow to Hide Select Listings from Public View

ublicly marketed listings that aren't widely available will be flagged starting May 28, and new non-compliant listings may be barred from Zillow.com and Trulia.com beginning June 30. As the launch of Zillow's listing standards approaches, the company is clarifying its enforcement plan. The standards, announced April 10, prohibit listings that are publicly marketed but not made widely available to consumers from appearing on Zillow sites.

    Zillow said in a May 20 blog post that the standards reflect their belief in fair access for all and implement the National Association of Realtors' Clear Cooperation Policy. eXp and others have expressed support for the program, while Homes.com plans to boost listings that won't be displayed on Zillow.

    On May 28, agents with non-compliant listings will receive a notification from Zillow, but no blocking will occur until June 30. Starting then, an agent's third non-compliant listing and any subsequent ones will be blocked for the life of the listing agreement between the broker and seller. Compliant listings will remain visible even if an agent has previously violated the rules.

    Private office exclusives or "Coming Soon" listings can still appear on Zillow and Trulia in limited circumstances, such as when a seller signs a disclosure and the listing is shared only among agents of a single brokerage or with clients. "Coming Soon" listings must be entered into the MLS within one business day, and agents can share a sneak peek without listing details. The standards don't apply to rental listings, for-sale-by-owner listings, or new construction listings represented directly by the builder.
