illow will start notifying real estate agents about noncompliant listings on May 28, with a phased rollout of its new listing policy. The company will ban noncompliant home listings starting June 30 in large U.S. markets and expanding nationally throughout the summer. Listings that haven't been entered into the MLS within one business day of being publicly marketed to consumers won't be allowed on Zillow.

    The new rules don't apply to rental listings, for-sale-by-owner listings, or builder-owned properties sold by the builder. However, they do cover listings shared selectively with buyers who aren't clients, or brokerages marketing off-MLS listings exclusively to their clients. Starting May 28, agents will receive notifications for each noncompliant listing, and a third violation on June 30 will result in blocking from Zillow and Trulia.

    Zillow's new policy aligns with the National Association of Realtors' Clear Cooperation Policy, aiming to prevent selective marketing of property listings. The company plans to roll out these standards in phases, starting with large U.S. markets like the New York metropolitan area. Redfin has also announced similar measures, planning to ban noncompliant listings in September.

    Zillow's CEO stated that publicly marketed listings should be entered into the MLS within one business day and published on Zillow for all buyers to see. The company aims to ensure that all publicly marketed listings reach a broad audience of home shoppers online.
