Nexum Group AG has acquired a residential property in Munich's Maxvorstadt district near the Technical University as part of an asset deal. The purchase marks the developer's first real estate project in the Bavarian capital. The transaction was completed at a substantial discount to the current standard land value. The company puts the total investment volume for the entire project at around EUR 20 million.
Three components for redensification and energy-efficient refurbishment
The development concept provides for the creation of around 2,800 square metres of gross floor area in a central city-centre location. Implementation is structured into an ensemble of three central measures focused on resource-conserving densification without additional land sealing:
- —Comprehensive revitalisation of the existing building including conversion to district heating, renewal of windows, and refurbishment of the facade, stairwell, balconies, and building services
- —Vertical extension of the existing roof to create additional residential units with roof terraces
- —Construction of a new building in the landscaped courtyard meeting at least the KfW 55 energy efficiency standard
Philipp von Erffa, Chief Executive Officer of Nexum Group AG, described the scheme as a fitting start to the company's growth strategy. Given that a third fewer apartments were completed in the Munich city area in the first half of 2026 compared to the prior-year period, the additional supply meets consistently high demand from students, young professionals, and employers. The project counters the prevailing shortage and is characterised by high planning certainty and short completion schedules.
Planning status, schedule, and advisors involved
A positive preliminary building notice has already been issued for the site, which, according to the company, minimises development risks. The building application has also been submitted. Realisation is to take place in cooperation with established construction companies, with Nexum projecting a construction period of around two years. Sales of the residential units are scheduled to start as early as spring 2027, ahead of the actual start of construction.
On the advisory side, the transaction was supported by Wagensonner Rechtsanwälte, auditing firm EY, and real estate service providers W+S Real Estate and MAVERO Real Estate.
