Nyoo Real Estate, a subsidiary of the Instone Group, has acquired a plot of land measuring approximately 3,750 m² in Yalovastraße in Rottenburg am Neckar. The site is located in the immediate vicinity of Instone's existing “Neckar.Au Viertel” project. The acquisition was made from the City of Rottenburg with the intention of developing a residential quarter there.
The planned undertaking comprises 54 residential units with a total living area of approximately 4,250 m². Around 15 percent of these units are designated as subsidised housing. Construction work for the two multi-family houses, which will share an underground car park, is expected to begin in the first quarter of 2027. All flats will be barrier-free.
Sustainability and Efficiency as Planning Standards
In designing the quarter, Nyoo Real Estate prioritises aspects of sustainability and energy efficiency. The project will meet the Efficiency House 40 standard; furthermore, certification according to QNG and, if applicable, DGNB or NaWoh is sought. The energy supply relies on a combination of a district heating connection and photovoltaics, supplemented by extensive green roofs. These measures serve to create future-oriented housing and enable capital investors to utilise the tax advantages of the Growth Opportunities Act, which provide for a combination of degressive depreciation with an additional special depreciation allowance (Sonder-Afa).
Stefan Dahlmanns, Managing Director of Nyoo Real Estate GmbH, stated that the project meaningfully complements Instone's existing quarter development. He emphasised the aim of creating affordable housing without compromising on quality and sustainability, referring to energy-efficient, eligible standards and well-conceived floor plans. Dahlmanns affirmed that Rottenburg am Neckar offers reliable framework conditions and stable demand, which underscores the relevance of offerings in the medium price segment. He highlighted that Nyoo's planning system was recently awarded as a leading solution for affordable housing at the "Neues Bauen – 80 Sekunden" Innovation Forum.
Urban Perspective and Location Advantages
Stephan Neher, Mayor of the City of Rottenburg am Neckar, assessed the previous collaboration with Instone in the “Neckar.Au Viertel” as professional and constructive. He welcomed the continuation of the positive quarter development through Nyoo's new project in the immediate neighbourhood. Neher highlighted that the project strengthens the city's housing supply, focuses on sustainability and subsidised housing, and thus aligns well with Rottenburg's urban development goals.
Rottenburg am Neckar is a medium-sized centre in the district of Tübingen and benefits from its location in the Neckar-Alb region, not far from the university city of Tübingen and the Stuttgart metropolitan region. Transport links via the B28 and A81 contribute to the attractiveness of the location in an economically dynamic environment. The project site is located in a growing residential area with direct access to local amenities, schools and public transport.
