Baytree, a company specialising in project development, has acquired an approximately 111,000 square metre brownfield site in Nieder-Olm. The property is located south of Mainz and is earmarked for the development of a modern industrial and logistics property. The plan is to create approximately 60,300 square metres of lettable area on this site. The necessary demolition works on the site are scheduled to commence at the end of 2026.
Building concept and space utilisation
The planned new build project envisages a total area of 51,000 square metres for warehouse purposes. In addition, almost 6,000 square metres will be created on mezzanine levels. A further 3,000 square metres are planned for office and social areas, which will be finished to a high standard. The building concept is modular, allowing for both single-tenant use and multi-tenant occupancy through six separate units. This offers future occupiers the flexibility to create bespoke layouts according to their operational requirements.
The acquisition of this area enables Baytree to secure another development location in an economically significant region of Germany. Nieder-Olm is strategically located within the Rhine-Main metropolitan region. Its immediate proximity to Mainz and Frankfurt am Main, including Frankfurt Airport, provides advantageous infrastructure connections. The location also benefits from direct access to the A63 and A60 motorways.
Regional context and sustainability
The Rhine-Main region is one of Europe's leading logistics markets. At the same time, the supply of modern new build properties is severely limited due to persistently high demand and restricted development opportunities. By revitalising the brownfield site in Nieder-Olm, Baytree is responding to the ongoing need for future-proof industrial and logistics properties in this region. Stefan Siegle, Head of Germany at Baytree, emphasised the attractiveness of the Nieder-Olm location within one of Germany's strongest economic regions. He highlighted that the Frankfurt-Rhine-Main metropolitan region exhibits high demand for space, excellent infrastructure, and a central European location. The project aims to create modern and flexibly usable spaces and contribute to the sustainable development of the site.
The brownfield project is being developed in line with Baytree's sustainability strategy and to high ESG standards. This includes targeting a DGNB Gold certification and implementing a significant-sized photovoltaic system. Furthermore, measures to increase energy efficiency and reduce the property's CO2 footprint are planned. Colliers has been mandated by Baytree for the marketing and letting of the property. Colliers had previously acted as an advisor during the land sale.
