The Robert C. Spies property group has successfully brokered the sale of a distinctive residential and commercial building in Bremen-Vegesack. The property at Breite Straße 21–22 dates back to 1898 and offers a total residential and usable space of around 934 square metres. The buyer is Gabriel & Söhne Immobilien GmbH, which operates as a developer and property development company in the regional market across Bremen and the surrounding area.
The property occupies a central corner position directly opposite the Vegesack pedestrian zone and the main shopping street, Gerhard-Rohlfs-Straße. For decades, the building was home to the historic, owner-operated bookshop Otto & Sohn, which was founded in 1927. After nearly a century at the location, the active era of the business, which was honoured with the Bremen Bookshop Prize in 2021, came to an end.
Realignment featuring student accommodation and commercial units
The new owner is planning a mixed-use concept for the historic property in order to strengthen the town-centre structure over the long term. While student accommodation is to be created on the upper floors, the ground floor is earmarked for a catering unit and a local convenience store. This combination is intended to appeal to changing target groups and provide fresh momentum to revitalise the centre of Vegesack.
- —Property dating from 1898 with around 934 square metres of residential and usable space
- —Central corner position on Breite Straße opposite Gerhard-Rohlfs-Straße
- —Planned conversion to student accommodation combined with hospitality and local convenience amenities
- —Former premises of the traditional bookshop Otto & Sohn, established in 1927
Jan Schneider, Managing Partner of Robert C. Spies Immobilien im Bremer Norden GmbH, highlighted that the repositioning demonstrates the considerable potential of existing residential and commercial premises for the further evolution of established town-centre locations. Abraham Gabriel, Managing Director of Gabriel & Söhne Immobilien GmbH, affirmed his confidence in the Bremen-Nord district, stating that vibrant town centres require people who live, shop, and spend time there, which is precisely where the concept comes in, preserving the traditional building as an integral part of urban life.
The move is also welcomed by the previous owner of the Otto & Sohn bookshop, Martin Mader. Following many successful decades and close ties to the location, he noted that the change of ownership opens up a sustainable, future-proof perspective for the historic building in the heart of Vegesack.
