The Panattoni Park Wien Südost development in Himberg marks a significant expansion of Panattoni's market position in Austria. A business park with a total area of approximately 26,700 m² is being built not far from the Austrian capital. Of this, around 22,400 m² are earmarked for industrial, logistics and production purposes. In addition, about 2,560 m² of office space and approximately 1,780 m² of mezzanine areas are planned. Construction is scheduled to begin at the end of 2026.
The chosen location in Himberg is characterised by excellent connectivity. There is a direct connection to the S1 expressway as well as to the A2 and A4 motorways. In addition, the Danube Port in Vienna and Vienna-Schwechat Airport ensure excellent multimodal accessibility. Jürgen Winklbauer, Managing Director at Panattoni Austria, emphasised the importance of the secure prime location near Vienna and its strategic positioning as an interface between Western and Eastern Europe. The industrial zoning of the plot allows for flexible adaptation of the spaces to specific user requirements.
Strategic orientation and versatile use
This development is in line with Panattoni Austria's strategic focus on prime locations, flexible and sustainable commercial spaces, and targeted expansion in the Greater Vienna area and Upper Austria. The project addresses the demand from medium-sized businesses and light industrial companies for rental spaces in areas closer to the city. At the same time, it offers logistics companies an ideal starting point for distribution and supply due to the advantageous transport infrastructure. The property is designed as a multi-tenant facility, providing diverse usage possibilities for various sectors.

The planning of the project benefited from close and constructive cooperation with the municipality of Himberg. Ernst Wendl, Mayor of the market town of Himberg, highlighted that the Himberg business park is established as a future-oriented business location. This creates jobs, strengthens regional value creation, and offers companies excellent development opportunities. The property is predestined to serve both as a gateway to Central and Eastern Europe and as a supply hub for the Greater Vienna area.
