Project developer Panattoni has commenced construction work on Panattoni Park Offenbach with a symbolic ground-breaking ceremony. On the roughly 15,000-square-metre site of a former paint factory, two modern logistics and industrial buildings with a total usable floor area of approximately 10,500 square metres are being built by the second quarter of 2027. The property is situated in Offenbach's largest contiguous commercial zone and benefits from direct access to the transport network of the Rhine-Main region, roughly 22 kilometres east of Frankfurt Airport.
The scheme comprises two identical units, each providing around 4,300 square metres of usable space. These are complemented by 480 square metres of office space and approximately 490 square metres of mezzanine space per unit. The facilities are designed to meet requirements from sectors such as light industrial, contract logistics, e-commerce, and urban last-mile logistics.
Site regeneration and securing business locations
The construction project transforms the former operating premises of the long-established Alfred Clouth paint factory. As Bozica Niermann, Head of Business Development for Offenbach, pointed out, only around one and a half years elapsed between the closure of the factory and the ground-breaking ceremony. The conversion creates new, flexible space options on previously industrial land within a short period of time.
Offenbach's Mayor, Dr Felix Schwenke, highlighted the significance of the measure for the local economy. Given the limited spatial resources within the city, targeted further development of existing commercial sites is of central importance. Furthermore, the project enables company Dauch, the successor entity of GKN Driveline, to remain in the area. Despite prior restructuring measures, the business is investing locally and has pre-let the first unit ahead of construction.
Energy concept and marketing status
The developer is targeting DGNB Gold standard certification for the entire scheme. The energy design includes a fossil-fuel-free heat supply using heat pump technology, the implementation of smart metering, and the installation of a photovoltaic system. Fred-Markus Bohne, Managing Partner at Panattoni DACH & Nordics, stressed the added value of regenerating sealed brownfield sites compared to greenfield developments, a strategy that leverages existing infrastructure and conserves resources.
Brokering of the initial lease to the automotive supplier was handled by Realogis Frankfurt. Marketing of the remaining units is being managed directly by Panattoni.
