Panattoni plans to develop a new logistics site in Aichach, near Augsburg. From the first quarter of 2027, the Panattoni Park Augsburg Ost will be built there, covering a total area of 18,160 square metres. This area is divided into 15,800 square metres of warehouse space, complemented by 880 square metres of office and social areas, and 1,480 square metres of mezzanine. The multi-functional areas are primarily designed for sectors such as light industrial, pharmaceuticals, food, contract logistics, e-commerce, and last-mile delivery.

The project is scheduled for completion in the first quarter of 2028. The logistics property will be constructed on a site of approximately 32,400 square metres. At the beginning of the planning, this site included an asphalted open area with an existing building, which will be demolished as part of the revitalisation. The total plot extends over 66,100 square metres. In the front section of this plot, there are three existing properties that are fully let and will remain unaffected by the construction work. Accessibility to Panattoni Park Augsburg Ost will be ensured by a newly created separate access road.

The chosen location in Aichach is characterised by its strategic position between the economic centres of Augsburg and Munich. Federal Highway 300 is approximately 1.5 kilometres away, providing quick access to the A8 motorway. The A9 is about 44 kilometres away. This connectivity ensures access to the economic regions of Augsburg, Munich, Ingolstadt, and Ulm. The surrounding economic area benefits from a high industrial density and a diversified sectoral structure, particularly in the food industry, e-commerce, and logistics services.

The Augsburg-Munich corridor serves as an important alternative market for both regions. The choice of location takes into account the relocation of users from Munich and meets the needs of resident companies in Augsburg. Direct connections to Ingolstadt also provide access to other sought-after logistics regions, which suggests high user demand and positive prospects for future rental growth.

The project integrates high sustainability standards, with the aim of achieving DGNB Gold certification. A photovoltaic system and charging infrastructure for electromobility are planned to optimise energy consumption. The building will be heated fossil-free via a heat pump. In addition, Panattoni Park meets the requirements for storing water-hazardous substances of class III. Klaus Habermann, former First Mayor of Aichach, expressed a positive view on the more efficient use of commercial areas and the promotion of economic life in the city. His successor Josef Dußmann acknowledged the attractiveness of Aichach as a location and emphasised the revitalisation of the site.

Fred-Markus Bohne, Managing Partner at Panattoni DACH & Nordics, highlighted the project's importance for Panattoni's presence in the economically strong Swabia region. He stressed the favourable economic situation in the Aichach-Friedberg district and its strategic position between Munich, Nuremberg, and Stuttgart as advantageous factors.
