GPEP's Asset Management successfully secured non-food retailer sb LÜNING as a new tenant for the Gänseanger local retail site in Haldensleben. The department store will occupy a rental area of approximately 1,400 square metres and has committed to the site long-term. This new settlement complements the existing offering and strengthens local essential retail services.
sb LÜNING is part of the family-run LÜNING Group, headquartered in Rietberg, and operates a total of 17 department stores. The assortment includes a wide range of products from household goods to toys and stationery, as well as textiles and electrical items. The branch in Haldensleben, which opened in July, is described by the company as the most modern department store in the entire group. For the integration of the new tenant, the existing space was precisely tailored, fitted out, and extensively modernised. In parallel, the facade of the adjacent EDEKA Center received a new coat of paint, enhancing the overall appearance of the ensemble.
Cooperation and Regional Integration
The establishment of sb LÜNING also results from constructive collaboration with the City of Haldensleben. Marc Neis, authorised signatory and Head of Asset Management at GPEP, highlighted that pragmatic solutions were developed jointly with the administration during the approval process. Both parties were reportedly pursuing the goal of establishing efficient local retail services that guarantee short distances and a diverse offering for the local population.
The Gänseanger is considered an established retail location in the north of Haldensleben. An EDEKA Center has been functioning there for years as a food anchor, occupying a rental area of approximately 4,300 square metres. sb LÜNING's everyday non-food assortment ideally complements the existing offering and strengthens the supply function of the integrated site. The property is also characterised by good accessibility and ample parking.
Sustainable Value Enhancement of the Investment
GPEP manages the property in question on behalf of an institutional special fund. Through the successful new letting to sb LÜNING and the accompanying measures to modernise and enhance the attractiveness of the site, the value of the investment has been sustainably increased. This development underscores the importance of strategic portfolio development for institutional real estate portfolios.
