Thor Equities Group has secured a $43.2 million loan to refinance a significant industrial portfolio in Savannah, Georgia. The financing was provided by BridgeInvest, who extended the loan as part of their specialised bridge programme for the Ardley Portfolio. The successful transaction underscores the continued interest in strategically located logistics properties in this key region.
The Ardley Portfolio comprises eleven warehouse buildings situated on an expansive 27-acre site at 25-27 Artley Road. This comprehensive logistics space, totalling approximately 525,000 square feet, was acquired by Thor Equities in 2022 for $49 million. The current refinancing serves to repay the original acquisition financing and optimise the portfolio's long-term capital structure.
Strategic Location as a Success Factor
Alex Horn, founder and Managing Partner of BridgeInvest, highlighted the criteria his firm prioritises when lending to industrial projects. He emphasised the attractiveness of locations that cannot be replicated due to their geographical characteristics – particularly those in close proximity to major ports, interstate motorways, and airports. These locations are also tailor-made for local businesses, which act as the engine of the regional economy. Horn expressed confidence that Savannah currently represents one of the clearest and most promising success stories in the country's industrial sector.
The Ardley Portfolio is characterised by a diverse tenant base, which contributes to the stability and attractiveness of the site. Tenants include established companies such as Thunder Logistics, CRS, and TransRepublica. The strategic positioning of the portfolio is a crucial advantage: it is located just nine miles from the highly frequented Port of Savannah and less than two miles from the vital Interstate 95, ensuring excellent connectivity to national transport routes.

Joe Sitt, Chairman of Thor Equities, commented on the successful transaction, stressing that the completion of this financing reflects both the general strength of the industrial market in Savannah and the specific quality and potential of the Artley Portfolio.
