With the founding of Parevia Partners, Dominik Lang and Louis Unseld are stepping up together as investors and managers in the German commercial property market. The newly formed company focuses on convenience retail and mixed-use properties, opening up access to this asset class for institutional capital partners. Both founders draw on years of experience: prior to launching Parevia Partners, they jointly built and managed a European portfolio in the convenience retail segment comprising more than 500 properties.
Focus on value-creation potential in existing assets
Parevia Partners' scope of activities covers the entire investment lifecycle, starting with acquisitions and operational asset management through to eventual disposal. The acquisition focus is targeted at existing properties whose locational potential is not being fully realised through their current use. The objective is to identify and systematically unlock viable value potential.
Various property types are eligible for the portfolio, provided there is a sustainable development outlook for the respective location. These include the following segments:
- —Traditional convenience shopping centres and established retail parks
- —Mixed-use properties featuring retail, medical practices and care facilities
- —Commercial spaces and logistics units in urban-fringe locations
Unlocking locational potential will be achieved through targeted revitalisations, re-letting, changes of use or structural extensions. The company makes acquisition decisions based on detailed property audits, in which a concrete vision for the long-term further development of the asset is decisive.
Equity co-investment and first family office on board
A central pillar of the business model is the founders' personal financial participation. In every single transaction, Dominik Lang and Louis Unseld invest their own capital to ensure an alignment of interests with their capital partners. A family office has already been secured as the first institutional partner, and Parevia Partners is currently conducting specific acquisition reviews of its initial target properties.
In this context, partner Louis Unseld highlights the aim of firmly refocusing on the real estate asset itself. A robust tenant mix is intended to integrate the properties firmly into the daily lives of local residents. Partner Dominik Lang points to the strategic direction of the model, noting that the founders are personally committed with both capital and their name in every deal. Anyone investing alongside the company sits on the same side of the table, a principle reflected in the name Parevia, which stands for a shared path.
