The Ferox Immobiliengruppe has achieved significant progress in the repurposing of the former Arcadia Hotel at Neanderstraße 2–4 in Erkrath. The necessary planning permission for the planned residential property has been granted, allowing the realisation of the scheme to proceed to the next phase. This development follows the acquisition of the property by Ferox Immobiliengruppe at the end of 2025.
Following the acquisition, project development commenced, including the gutting of the existing building and the submission of the planning application documents. The approval was already granted in June 2026. The period from property acquisition to obtaining planning permission is thus only around seven months. This timeframe represents a comparatively short duration for a project comprising 66 residential units and three commercial spaces.
Efficiency in the approval process
In this context, Ferox Immobiliengruppe praised the cooperation with the City of Erkrath and the work of the employees involved in the approval process. The processing of the planning application was described as constructive and swift. Philipp Roth, Head of Project Development at Ferox Immobiliengruppe, commented on the significance of the granted permission.
Roth commented that with the planning permission, an important milestone had been reached. He highlighted the efficiency with which the project was developed from acquisition to planning and approval within a short period. The forthcoming implementation will, in his view, create much-needed housing for the Erkrath location.
