The i9 PLAZA, a central component of the iCampus in Munich's Werksviertel, is expanding its service portfolio with the new establishment of PRIME TIME fitness. R&S Immobilienmanagement successfully secured this premium provider as a tenant for the service building. The opening of a studio covering an area of approximately 1,000 square metres is scheduled for 1 October 2026 and will feature modern equipment, a separate course room, and a sauna.
PRIME TIME fitness positions itself with a concept that distinguishes it from conventional mass studios. The company focuses on exclusive clubs where individual supervision and modern training technologies are utilised. According to Henrik Gockel, founder and managing director of PRIME TIME fitness, the new location in i9 PLAZA represents the fifth club in Munich. This step not only taps into eastern Munich but also a sports-oriented and performance-driven clientele working in the Werksviertel. The company already operates branches in established Munich locations such as Maximilianstraße, Leopoldstraße, Viktualienmarkt, and Laim.
Expanded Offerings and User Synergies in i9 PLAZA
The lease agreement for the i9 PLAZA was brokered by Savills. The building, spanning approximately 25,500 square metres, comprises a wide range of amenities for iCampus users. These include local providers such as REWE, Lidl, and dm, various catering establishments, as well as sports and leisure facilities like Boulderwelt München Ost. The integration of PRIME TIME fitness enhances this existing infrastructure with a high-quality training offering.
Moritz Eulberg, Head of Project Development, Property and Asset Management at R&S Immobilienmanagement GmbH, emphasises that the expansion of the user mix in i9 PLAZA reinforces the building's function as a central hub beyond mere office use. A direct benefit also arises for the employees of Rohde & Schwarz GmbH & Co. KG, the parent company of R&S Immobilienmanagement. Wellpass members of the company will be able to use the new gym in the future without additional costs. Founded in Frankfurt am Main in 2008, PRIME TIME fitness currently operates 22 premium clubs in six cities in Germany and Switzerland.
