Primus Immobilien AG has announced the start of construction for its “arrive kreuzberg” residential quarter in Blücherstraße, Berlin. Following the granting of planning permission, renovation work has begun on the existing building. The project entails the creation of a total of 359 rental apartments and three commercial units. This is another project that Primus is developing as part of a joint venture with Greystar.
The quarter's housing offering is tailored to diverse needs and includes a range of 1- to 3-room apartments, most of which will feature a balcony or terrace. The complete handover of the project is scheduled for the end of the second quarter of 2028. Sebastian Fischer, CEO and Shareholder of Primus Immobilien AG, stated that “arrive kreuzberg” will create further living space in one of Berlin’s most sought-after residential locations. He emphasised that this project expands the growing “arrive” portfolio and underscores the company’s commitment to developing modern, community-oriented residential quarters in urban locations.
Focus on Energy Efficiency and Community
David Neuhoff, CFO and Shareholder of Primus Immobilien AG, noted that international investors continue to show strong interest in the Berlin residential market. In particular, energy-efficient residential properties in attractive locations offer stable long-term prospects and remain a primary component of sustainable investment strategies. The quarter in Kreuzberg is conceptually designed to combine modern rental housing construction with an extensive range of communal and leisure areas.
For the “arrive kreuzberg” project, Primus aims to meet Efficiency House standards 40 QNG+ for new buildings and 70 NH for existing buildings. Furthermore, a DGNB Gold certification is planned to highlight the project's sustainability aspects. In addition to the quarter in Kreuzberg, Primus is developing other projects under the “arrive” brand. The quarters in Berlin-Pankow and Berlin-Westend are also in the construction phase. The projects in Hellersdorf and Prenzlauer Berg are currently in the planning phase.
Features and Sustainability Goals
