The SASSENSCHEIDT Group is strategically realigning its development project at Bonner Strasse 117 in Düsseldorf-Holthausen. Originally, a sustainable office campus with approximately 20,000 square metres of gross floor area was planned on the roughly 7,650-square-metre site under the project name ONE17. Against the backdrop of changed conditions in the office property market, the Düsseldorf-based real estate company is stepping away from this concept and opening up the site to a broader spectrum of commercial uses.
As part of this repositioning, the overall site has been partitioned. A parcel measuring approximately 3,877 square metres has already been successfully sold. Consultancy firm Newmark, led by Tim Schnitzler, has been appointed to market the remaining plot of around 3,772 square metres. The marketing process targets both investors and owner-occupiers seeking to unlock the site's development potential.
Focus on research, development and commercial use
The location in the south of Düsseldorf benefits from its direct proximity to the industrial and corporate sites of Henkel and BASF, as well as established transport links. The legally binding development plan permits differentiated commercial uses. The company sees particular development opportunities in space for research and development as well as modern laboratory facilities. Initial preliminary talks with the city planning office, building authorities and the economic development agency of the state capital Düsseldorf were positive, with planning permissibility to be assessed on a project-specific basis.
Managing Director Erik Sassenscheidt explained that property development involves identifying potential and consistently questioning existing plans. Changed market conditions provided the impetus to evolve the original campus idea. He added that the swift sale of the first land parcel confirms this strategic adjustment, and that the company's strength lies in responding flexibly to structural shifts while creating viable, site-specific prospects.
Site clearance and service development
Preparations on the ground are proceeding alongside marketing efforts. The official subdivision of the overall plot has been applied for, and contracts for the demolition of the existing building stock have already been awarded. According to current scheduling, complete clearance of the site is due to be completed by early in the second quarter of 2027, enabling both plots to be developed independently in terms of technical infrastructure and planning law.
In addition to outright land sales, SASSENSCHEIDT is offering future occupiers and investors project-accompanying partnerships. Through a service-development model, the company can provide support with concept design, planning approvals and the construction of tailored commercial real estate. Bonner Strasse 117 is thus being positioned in the Düsseldorf market as a forward-looking commercial hub suitable for versatile operational concepts.
