The Saller Unternehmensgruppe, headquartered in Weimar, has acquired a commercial building in Krefeld for its proprietary portfolio. This acquisition serves to strategically expand the group's real estate portfolio, particularly within North Rhine-Westphalia, where the number of retail properties held now totals 23. The transaction was conducted discreetly, which is why confidentiality was agreed upon regarding the exact purchase price and other specific details.
Krefeld, a large independent city with approximately 231,000 inhabitants, is characterised by specific economic parameters relevant for investments in the retail sector. The city boasts an above-average purchasing power binding of 120 per cent, indicating a high local propensity to consume. At the same time, a positive commuter balance is recorded, further underpinning the location's attractiveness for retail. The average purchasing power corresponds to the national average.
Property Features and Location Quality
The commercial building now acquired was completed in 1994 and is situated on a plot of approximately 1,100 square metres. The property structure underwent extensive renovation in 2014 to meet modern standards. A significant feature of the property is its corner location at the intersection of Hochstraße and Dreikönigenstraße, which ensures high visibility and thus an advantageous presence in the cityscape. This prominent position contributes significantly to its attractiveness for retail tenants.
At the time of the transaction, the building was fully let. The rental spaces are occupied by an off-price store and a stationery shop, representing a diversified tenant structure within the retail segment. An integral part of the property is the underground car park located in the basement, which offers over thirty parking spaces. These parking facilities are of considerable importance for accessibility and customer convenience, especially in a city centre location.
This transaction was brokered by RIKE real estate GmbH, a company based in Frankfurt am Main. The successful conclusion of this acquisition underscores the continued investment strategy of the Saller Unternehmensgruppe to selectively expand its portfolio with profitable retail properties in economically stable regions.
