SICORE Real Assets has concluded a lease agreement with ISS Facility Services Holding GmbH for a total area of approximately 1,008 sq m. The lease comprises office and archive space in the property at Meitnerstraße 9 in Stuttgart. This contract expands the property's existing tenant mix to include another B2B service provider. The start of the lease for the new premises is scheduled for June 2026.
The property, which was completed in 2015, is located in the Stuttgart-Vaihingen district. It offers a total of just under 12,000 sq m of usable space and provides 205 car parking spaces. The location in STEP Stuttgart Engineering Park is considered attractive for users in the service and technology sectors due to the companies located there, including an innovation campus of Mercedes-Benz. Its proximity to the Vaihingen campus of the University of Stuttgart underlines its positioning as a science and business location.
Location Factors and Market Environment
The property's transport accessibility is rated as very good. The B14 federal highway is in the immediate vicinity, providing a direct connection to the supra-regional road network. Stuttgart Main Station can be reached within 30 minutes by S-Bahn line without changing trains. These infrastructural conditions contribute to the attractiveness of the location for companies and their employees and are a decisive factor for leasing success in this region.

She emphasised that such contract successes would make cash flows more resilient for investors. The lease agreement was brokered by Colliers Stuttgart, who oversaw the conclusion of the contract.
This transaction confirms the demand for well-connected and modernly equipped office spaces in prime locations within the Stuttgart real estate market. The continuous diversification of the tenant mix in property projects such as Meitnerstraße 9 also contributes to the stabilisation and value development of the assets, particularly in a changing office market.
