SICORE Real Assets reports a significant first step in the marketing of the AHEU project. The development, centrally located in Cologne's Old Town at Heumarkt 55 / Gürzenichstraße 27, has secured its first tenant, Privat-Brauerei Reissdorf. Reissdorf, a regionally established producer of Kölsch beer with over 130 years of company tradition, is leasing an area of 917 square metres for catering use on the ground floor.

The lease agreement has been concluded for a minimum duration of 25 years and includes an extension option. The commencement of the lease is scheduled for the second half of 2028, aligning with the anticipated completion of the overall project. The signing of this lease agreement already secures approximately 15 percent of the total available rental space of 6,387 square metres at this early stage. According to SICORE Real Assets, they are in advanced discussions with other interested parties for the office spaces located on floors one to five.

Significance of the Initial Letting and Project Characteristics

Martina Averbeck, spokesperson for the management of SICORE Real Assets, commented on the significance of this initial letting. She highlighted that a particularly suitable first tenant had been found for the AHEU project. Reissdorf highly represents the city of Cologne and its way of life and had been searching for a suitable location for a brewery for quite some time. The central location and the architectural design of AHEU qualified the property as an ideal site for this. Reissdorf's catering offering will significantly enrich the future tenant mix of the building. Ms Averbeck interpreted the long-term and early initial letting as an indicator of the project's attractiveness and the efficiency of the internal Asset Management and Development & Construction teams.

The AHEU project will be realised as an Efficiency Building 40 according to GEG, based on the designs by Thomas Kröger Architekten TKA, with a focus on sustainability aspects. Furthermore, certification according to DGNB Gold and Wired Score Platinum is being sought. The architectural design is characterised by a striking, historic roofscape. This features a copper-coloured metal roofing and diamond-shaped windows, which reference the pointed gable forms of Cologne's Old Town. Another design feature is the roof terrace with a view of Cologne Cathedral. Greif & Contzen Immobilienmakler Gesellschaft mbH acted in an advisory and intermediary capacity for the tenant.
