The Carestone Group, a leading developer and marketer of senior living and care properties, is currently constructing a new build project for a senior care facility in Salzgitter-Lichtenberg. The operation of this home will be taken over by Kursana, one of the established private providers of senior care and support. A corresponding agreement in the form of a 20-year lease contract has been concluded between the two companies.
The planned handover of the new building by Carestone is scheduled for the fourth quarter of 2026. The opening of the facility, named "Kursana Domizil Salzgitter", is expected to take place in February 2027. This project aims to close an existing gap in the provision of inpatient care in this district of Salzgitter. This follows the closure of a care facility by another operator at the end of 2021.
The "Kursana Domizil Salzgitter" will provide a total of 110 care places, divided into 90 single rooms and 10 double rooms. The new building is being erected on the former site of the Waldkurhaus. The hillside location of the site allows future residents extensive views over the city and the surrounding landscape from the terraced levels. The building is being implemented to the energy-efficient KFWG-Q+ standard.
Strategic Partnership and Regional Significance
Sebastian Kabak, Chairman of the Kursana Management Board, commented on the significance of the project. He emphasised that the "Kursana Domizil Salzgitter" will create urgently needed care places, thereby investing in the future of care provision at the site. As an operator with 95 facilities in Germany, Kursana brings its expertise, quality standards, and many years of experience to Salzgitter. Kabak highlighted that taking over a new build specifically designed for care operations significantly eases the start, and Carestone is considered a suitable partner in this context.
The individual apartments of the facility have been placed with private investors under a real divided ownership model, with Kursana acting as the tenant. Ralf Licht, Chief Development Officer of the Carestone Group, underlined the relevance of selecting an operator for a senior care facility, both for residents and employees, and for the apartment owners. He stressed that with Kursana, a partner has been secured who will manage the site long-term with decades of experience. The concluded 20-year contract is interpreted as a mutual commitment to the Salzgitter-Lichtenberg location.
The new home in Salzgitter-Lichtenberg is Kursana's ninth facility in Lower Saxony and part of the company's consistent growth strategy. Both Kursana and the Carestone Group are investing nationwide in modern care services to meet the increasing demand for professional provision in elderly care.
