SJC Ventures, an Atlanta-based company, has sold a newly built retail centre in Doral, Florida, anchored by a Whole Foods Market, for US$83 million. The property, known as Doral Marketplace, spans 89,000 square feet and is located at 10800 Northwest 41st Street. It is situated approximately one mile east of the Florida Turnpike and 14 miles west of Downtown Miami. SJC Ventures completed this 10-acre shopping centre in the last quarter.
The sale did not include a 1.8-acre portion of the property leased to Chick-fil-A. Traditions Management, a Dallas-based developer and operator of senior living facilities, was registered as the buyer. The buyer assumed a loan with an outstanding debt of US$50 million, which was assigned to the Bank of Texas.
Whole Foods is the main tenant at Doral Marketplace, occupying 43,000 square feet. Other retail and service providers in the centre include J. Crew Factory, Ulta Beauty, Shake Shack, First Watch, GoodVets, The Spot Barbershop, Encore Nails, VIO MedSpa, and Apizza Brooklyn Resto + Vino. This diverse tenant mix underlines the attractiveness of the location.
The transaction occurs at a time when the retail leasing market in Miami-Dade County continues to show strength. In the second quarter of 2026, average asking rents rose to US$42.50 per square foot, an increase of 2.6 per cent quarter-over-quarter. Simultaneously, the vacancy rate dropped to 3 per cent.
Currently, over 1.3 million square feet of retail space is under construction in the region. This includes another Whole Foods branch in South Beach, for which developer Russell Galbut received a construction loan of US$54 million last year. Requests for comment from SJC Ventures and Traditions Management have so far gone unanswered.
