Stadtsparkasse Augsburg is planning the extensive modernisation of its headquarters in Augsburg city centre. The Munich real estate company WÖHR + BAUER has been mandated to realise this project. Completion of the project, which will take place in several construction phases, is scheduled for 2033. The existing ensemble, whose core dates back to the 1960s and 1970s and includes the prominent 'Kaiserhof' corner building, is to be progressively adapted to current requirements. This includes aspects of sustainability, customer service and contemporary working environments.

With the modernisation of its traditional location, the Stadtsparkasse aims to create an identity-forming place. This should meet the needs of customers, employees and the urban community. The commissioning of WÖHR + BAUER does not immediately initiate construction; instead, the Stadtsparkasse is relying on a dialogue-oriented development process. This involves the city of Augsburg, the neighbourhood, existing tenants and other relevant stakeholders.

Dialogue-oriented development and urban integration

The intended urban and architectural concept is designed to integrate sensitively into the established surroundings while also providing new impetus for the city centre. Sandra Peetz-Rauch, Chairwoman of the Board of Stadtsparkasse Augsburg, emphasised that the bank has been closely linked to urban development for over 200 years. She explained that they want to sustainably develop the main office and create a place that meets the requirements of customers, employees and the city centre equally, and that they are consciously opting for a gradual development process. The choice fell to WÖHR + BAUER due to their reliability and urban development experience.

A key concern is transparent communication of project milestones and ensuring customer service throughout the entire development and construction phase. Peetz-Rauch expressed the intention to have the foundations for the site development elaborated and ready for presentation by the end of 2027 at the latest. The awarded service development mandate places high demands on control, quality and reliability.

Experience in complex inner-city transformations

Dr. Tim Malonn, member of the WÖHR + BAUER management board, highlighted that projects of this dimension go beyond classic project development. He emphasised the importance of reliability, implementation security and clear processes to achieve consistently convincing results in functional, economic and social terms in the long term. The trust of Stadtsparkasse Augsburg is both an incentive and an obligation.

WÖHR + BAUER possesses proven expertise in the development of complex projects in challenging inner-city locations, particularly where existing structures, transformation and new usage requirements converge. Oliver Vogt, Managing Director of WÖHR + BAUER, expressed his delight about this special project and the cooperation with Stadtsparkasse Augsburg. He added that this project exemplifies what good urban development must achieve today: listening, understanding and responsible forward-thinking to create an integrating and inspiring place.
